Rental Policies – Monthly Rent, Fees & Community Guidelines

RENT

  • The first month rent for a monthly reservation is due in full at the time of arrival.
  • Monthly reservations will be prorated to be due the 1st.
  • Monthly rents are due the 1st of each month.
  • There is a grace period of 5 business days to pay rent and electric.
  • NO Partial Payments Accepted, unless prior approval from management.
  • There are no refunds on rent.

LATE FEES

  • A late fee of $5 per day after the grace period will be applied to your account.

INSUFFICIENT FUNDS FEE

  • If a payment is returned for Insufficient Funds, a Non-Sufficient Funds Fee of $25.00 will be applied.

OCCUPANCY RESTRICTIONS

  • Occupancy is for two (2) people per site.
  • Additional people are $25/person added to the rent.
  • Children under age 3 are free.
  • Background Application required within 3 months for any new person moving in.
  • Non-compliance may lead to termination of the rental agreement.
  • Only approved/registered tenants may stay within the community.

GUESTS/VISITORS

  • Tenants must report all guests/visitors to the office.
  • Guests/visitors are subject to the same rules and regulations.
  • 14-day stay is free; after that, $5/day per person will be billed.
  • Guests must be accompanied by the tenant at park events.

MAIL

  • Mailbox key deposit is $20.00 (refundable upon return with forwarding address).
  • We do not keep mail for non-registered tenants or guests.

CABLE

  • One-time fee of $75.00 per cable-box kit (one box per TV).
  • Issues not resolved by staff will incur a $60 technician fee.
  • Refunds only if all items are returned.

RV STORAGE

  • $60/month for non-residents.
  • $30/month for current residents.
  • Not responsible for theft, loss, or damage.

QUIET HOURS

Quiet hours are from 10:00 PM to 7:00 AM (no loud music, yelling, etc.).

ANIMALS

  • All animals must be approved and registered prior to being on property.
  • Aggressive breeds not allowed (e.g., Pit Bull, Rottweiler, etc.).
  • Photo of pets required before move-in.
  • Pets must be licensed and vaccinated.
  • Feeding strays is prohibited.
  • Max of 3 pets per household. No exceptions.
  • Pets must be leashed and not left unattended or chained.
  • Clean up pet waste daily.
  • No pets in facilities except the office.
  • Animal Control may be called for roaming pets.

SPEED LIMIT

5 MPH throughout the park for safety.

AMENITIES/FACILITIES

Door Codes

  • Pin pad operated, for residents only.
  • Sharing codes will result in termination of agreement.

Laundry Room

  • Owned by WASH. Clean up and remove lint after use.
  • Report issues to staff. We are not responsible for lost/stolen items.
  • Surveillance cameras are active. Violators will be prosecuted.

Restrooms

  • For tenants only. Violators will be prosecuted.
  • No smoking, hair dying or cutting.
  • Report unsanitary conditions or needed repairs.

Pool Rules

  • No lifeguard on duty.
  • Guests must be accompanied by tenant.
  • Under 14 must be supervised.
  • No glass, food, or street clothes in pool.
  • Shower before entering. No pets allowed.
  • Incontinent individuals must wear tight-fitting rubber pants.
  • No horseplay or diving. Do not swallow pool water.

RV SITES/LOTS

  • Only outdoor furniture/items allowed and must be minimal.
  • No storage or clutter under RV.
  • No household appliances, tools, tires, or inside furniture outdoors.
  • Tenants must dispose of trash in park-provided dumpsters.

VEHICLES

  • Two vehicles per site max (plus golf cart or motorcycle if space allows).
  • All vehicles must fit within the site, be operable and have current registration.
  • No repairs or washing allowed. No flat tires or loud engines.

TRASH

  • No dumpster diving.
  • No mattresses, appliances, or large items in dumpsters.
  • Break down boxes before disposal.

PARK-OWNED PLANTS/TREES

  • Do not touch irrigation lines.
  • Tenant is responsible for any tree/plant they place in lot.

CODE OF CONDUCT

  • No aggressive or threatening behavior.
  • All local laws must be followed.

SMOKING

No smoking in any park facilities or amenities.

FIREWORKS

Fireworks are prohibited at all times in the park.

FIREARMS

No firearms allowed in park areas including office, clubhouse, laundry, restrooms, and pool.

STRUCTURES/IMPROVEMENTS

  • Approval required for any fences, sheds, decks, or structures.
  • Permits may be required from city authorities.
  • All structures must be clean, safe, and well maintained.

SHEDS

  • Only one shed per site (max 8×12 ft). Must be approved.

FENCING

  • Fence must be approved. No bamboo, chicken wire, lattice, or cattle fencing.
  • Max 4 ft height, painted to match home.

ENCLOSURES

No makeshift enclosures. Staff must be able to see the entire area of the RV/Park Model.

DECKS

Must be clean, safe, and presentable.

FLAG DISPLAYS

American flags encouraged. Please follow patriotic guidelines for display.

SPECIAL NOTES

  • All persons must follow nighttime curfews as per local ordinances.
  • Landlord is not responsible for any personal or property damage due to weather, animals, structures, etc.
  • Management reserves the right to decide on any issues not covered in the policies.
